Qatar standardises subdividing residential villa lots to a minimum of 400 sqm

The Ministry of Municipality has approved new regulations to standardise and reduce the minimum plot sizes required to subdivide private residential villa lots across Qatar.

The move aims to improve land-use efficiency, make better use of existing infrastructure and services, and support sustainable urban development.

Minimum Plot Size Set at 400 Square Metres

Under the new decision, the minimum plot size for a single residential villa has been set at 400 square metres, with a minimum frontage of 15 metres.

For a pair of attached villas, the minimum plot size will be 600 square metres, with a minimum frontage of 20 metres.

Greater Flexibility for Property Owners

The updated regulations will give property owners more flexibility when developing their plots. They will be able to build multiple villas on a single plot, provided the developments comply with approved planning standards and guidelines.

New Rules Aim to Improve Land Use

The Ministry of Municipality said the decision follows a comprehensive study of Qatar’s real estate market and an assessment of the results of previous regulations.

Supporting Housing Options and Market Balance

The updated planning criteria are expected to expand housing options while improving the balance between property supply and demand.

The ministry said the changes could also contribute to the long-term growth and stability of Qatar’s real estate market.

Exceptions to the New Regulations

The new minimum plot sizes will apply to residential villa areas across Qatar. However, certain properties will be excluded from the decision.

These include model areas and plots with conditional title deeds, such as housing plots and properties allocated to senior officials. Other properties subject to special regulatory restrictions may also be exempt.

Aligning With Qatar National Vision 2030

The decision reflects the Ministry of Municipality’s efforts to continuously update planning policies in response to Qatar’s housing requirements.

The new regulations align with the objectives of the Third National Development Strategy and Qatar National Vision 2030, which focus on improving quality of life, supporting housing needs and promoting sustainable urban development.
